Navigating Multiple Overlays for Retirement Living

A 725m² site in prime Doncaster presented an excellent opportunity — within school zone, walking distance to major retail, and in a growing area. But multiple overlays created significant approval complexity that required specialist navigation.

“We helped retiring owners navigate GRZ2 + DDO8-2 overlays to deliver two premium townhouses — one accessible retirement home designed to AS1428.1 standards, one high-appeal investment property.”

Despite a sloping site, a large swimming pool requiring infill, and no development precedent in the street, our strategic approach with early council engagement secured approval for two large premium townhouses with stunning Melbourne CBD views.
